Our team analyzes site constraints and municipal requirements then looks for elements that will positively influence the design. We then discuss these findings with you and develop initial sketch concepts, including the site plan, floor plans, and exterior concept, with a focus on merging innovative designs with practical, client-focused solutions.
Detailed 3D design plans using industry-leading Revit software are created to achieve an understanding of the general look and feel of the project. We will present our ideas to you using images and models to help visualize the size, shape, and scope of each space. We will listen to your feedback, answer any questions, then refine the ideas until we achieve a design direction.
Significant advancement of the design is achieved by providing a more detailed concept with materials, colours, and dimensions of all finalized spaces. Subconsultants will then provide accurate estimates and submit their drawing details, which we incorporate into the plans. At this stage, you will see the vision coming to life and have a comprehensive understanding of what the final product will look like.
A precise set of Construction Documents is now created where you’ll find specific details to clearly communicate the complete design intent to the builder and obtain a building permit. Once the building permit is issued, we create the Issued for Construction (IFC) drawings, which are a complete set of documents for construction.
Once construction begins, our team maintains a strong site presence and conducts regular site reviews to proactively solve challenges and help avoid potentially costly delays, keeping your project on track. This helps to ensure that your project is built to our highest standard of quality, is in alignment with your approved design, and that your contractor’s billings reflect the work completed.
Upon project completion, we will prepare Record Drawings and review a detailed, final checklist with you to ensure all work is completed to your satisfaction.
